Finally, we are beginning to see meaningful activity return to the Emerald Bay market. Of the 10 homes currently available, 4 are in escrow and 1 is pending — with 3 properties going under contract last week alone. The spring market is clearly presenting itself, and buyer engagement has strengthened noticeably. THERE ARE STILL A COUPLE OF GREAT OPPORTUNITIES (64 EB and 2 EB) OUT THERE!

Running out of water? Not in San Diego: The Claude "Bud" Lewis Carlsbad Desalination Plant is the largest, most technologically advanced seawater desalination plant in the Western Hemisphere, producing roughly 50 million gallons of potable water per day (MGD) for San Diego County. Opened in 2015, it provides roughly 10% of the region's water supply and serves 400,000 consumers. Around 200 desalination plants exist around the US. As of 2026, systems that capture water from the air are being deployed that reach approx. 264 gallons of drinking water per day, designed specifically for arid, off-grid locations. At any given moment, approximately 3,100 cubic miles of water exists in the atmosphere, mostly as invisible water vapor. While this represents only about 0.001% of Earth's total water, it is enough to cover the entire globe with about 1 inch of rain if it all fell at once.

Major players in housing, including homebuilder PulteGroup are in early testing with Nvidia and California-based startup Span to install small fractional data center “nodes” on the exterior walls of newly built homes. The question of whether that model can scale, and whether homeowners, HOAs, and regulators will approve it, is up for debate. Experts point to some benefits to home-based data centers, with the home-based grid allowing for less construction needed on new ones and greater energy efficiency. (CNBC)
