What did a recent survey of top-achiever women - those in the top 1% of earners - reveal? They’re like elite athletes who use slights to fuel their pursuits of even greater achievements, instead of just brushing aside discouraging remarks. A majority earned degrees from top-ranked universities, and they consider themselves lifelong learners. Nearly 25% of women in the 1% are first-generation Americans, and about 20% experienced times in their childhoods when the main breadwinners in their homes were unemployed, significantly higher than the rates among women earning lower six-figure salaries, suggesting instability at an early age can light a fire....and they are more likely than others to be married and have multiple children. Only around a third of these top earners said they consider themselves unique or unusual...and their ability to stick with it was their most prized attribute. (WSJ)

Year-over-year growth in earnings per share is expected to exceed 13% for the sixth quarter running, according to estimates from financial-data firm LSEG. Sales are expected to rise more than in any quarter since the fall of 2022.

If you buy a property through a 1031 exchange, rent it for several years, and then eventually move into it, do you owe capital gains tax when you move in? No, but....the tax consequences become important when the property is eventually sold. Sometimes investors convert the investment property into their personal residence. This is permitted. Moving into the property does NOT trigger capital gains tax. The deferred capital gains tax becomes relevant when the property is eventually sold. The Section 121 Home Sale Exclusion allows homeowners to exclude capital gains when they sell their primary residence....up to $250,000 of gain for a single taxpayer and up to $500,000 of gain for married couples filing jointly if you owned the property for at least 2 years, and lived in the property as their primary residence for at least 2 of the last 5 years before the sale. If the property was bought originally as a 1031 Exchange, it must have been owned for at least FIVE years before the Section 121 exclusion can be used....and the capital gain that was deferred in the original 1031 exchange cannot be eliminated using the Section 121 exclusion. Only the additional appreciation that occurs after the property becomes a residence may qualify for the exclusion.

Today, the number of Americans who are turning 80 or older is close to 15 million. Their ranks are expected to double within two decades, says William Frey, a demographer at the Brookings Institution. They hope to live even longer: Those 80 and older, on average, aspire to live to 93. It's unlikely the social security benefit age won't change as the population ages. Social security was implemented when the average lifespan in the US was under 65 years old.....today it’s closer to 79, 14 years longer.
