Good morning,
Emerald Bay continues to move on its own terms, driven more by precision than momentum. Activity remains selective, and when a home sells, it’s usually because it aligns closely with what a specific buyer has been waiting for. The range of recent sales reflects the diversity within the community and the steady demand that surfaces when the right opportunity comes along.
Buyers are approaching decisions thoughtfully, focusing on view lines, architecture, privacy, and a home’s position within the neighborhood rather than broader market noise. Much of the activity still happens quietly, where relationships and access matter. When the right property appears, the right buyer tends to recognize it quickly and act.

Did You Know?
NETFLIX raised prices on its cheapest subscription by around 12.5%..... about 5X the rate of inflation. In 2025, Netflix's net income (profit) of $10.98 billion represented a significant 26% YOY increase compared to 2024, driven by a 16% revenue rise of $45.18 billion, fueled by subscriber growth and a surge in advertising revenue to over $1.5 billion. And there you have it: Netflix's contribution to the US affordability crisis! 🤣 Suckers! (The 10-year Treasury is approaching 4.5%...) (CNBC)

The mortgage-finance giant Fannie Mae will soon accept so-called crypto-backed mortgages for the first time, the latest expansion of cryptocurrencies into mainstream financial transactions. Better Home & Finance and the U.S. crypto exchange Coinbase Global unveiled a new mortgage product Thursday that allows home buyers to pledge their crypto holdings when getting a Fannie-backed mortgage, instead of selling the crypto to make a cash down payment. The US still ranks as a society amongst the happiest in the world, slightly happier than....Canadians, Brazilians, French, Italians, and Spaniards! Those living in Costa Rica, Norway, Sweden, Finland, Switzerland, Iceland, Israel, New Zealand, and Denmark are amongst the very happiest on earth. What do they all have in common? I asked A.I:
- A strong sense of community and trust in public institutions.
- Excellent healthcare, education, and social safety nets.
- High levels of gender parity, low income inequality, and low crime rates.
- High average incomes, work-life balance, and personal freedom.
- Strong environmental consciousness and personal autonomy. (World Happiness Report)

Ameloria Cocina Artesinal - Now Open!
858 S. Coast Highway
Daily, 5 pm - 10 pm
Reservations: (949) 593-0009 or resy.com
Think raw bar, wagyu, uni and five seating areas that aren’t just for sunset views.
After nearly two years that included a heart-wrenching stall just two weeks before the first planned opening … Ameloria’s is the phoenix rising. The new 185-seat restaurant is now in “soft open” in the old San Shi Go space (what I’ve somehow nicknamed our “stilt” restaurant).

Truly Pizza and Truly Bagels
