Good morning,
The Emerald Bay market is continuing to gain momentum as buyer activity builds heading into summer. Four homes have recently gone into escrow, including three now pending — 32 Emerald Bay, 420 Emerald Bay, and 115 Emerald Bay — leaving just five homes currently available on the market. Despite limited inventory, there are still compelling opportunities for buyers looking to enter the community before the next wave of movement.
Today’s buyers remain highly selective, but properties that check the buyer’s boxes continue to attract strong and often immediate interest — particularly homes offering privacy, views, outdoor living, remodeled homes with thoughtful design, and an overall lifestyle connection.
The homes generating the strongest demand are those that combine strong presentation, realistic pricing, and quality design that truly checks the boxes for today’s buyers. Emerald Bay’s enduring appeal continues to be defined by its very special lifestyle where you live outside your home as much as you live inside your home!
Whether you’re considering buying, preparing for a future sale, or simply looking for insight into the market, I’m always happy to be a resource.

Average homeowner insurance premiums per policy increased 8.7% faster than the rate of inflation from 2018 to 2022,.....BEFORE inflation peaked….

Goldman Sachs’s economists estimate that, over the next decade, A.I. may automate 25% of current work hours. While it’s difficult to see how people in hands-on professions like food preparation, construction or services will be affected, people in white-collar jobs, among them accountants, bankers, and lawyers, will likely see many of their tasks automated. Areas with massive call centers/customer service may be at high risk. (NY TIMES)

“Some of them have merit, but most of them are scams."
- Elon Musk, speaking about cryptocurrencies. Some investors have been disappointed in crypto's performance as a safe-haven asset during wars/inflationary times when compared to gold. Bitcoin is down 39% off its 1-year high. Gold is down 15%. The dollar is down 2.5%.....Solana is down 66%! Some MEME coins are down well over 90%! Unlike all other hedges against inflation, though, real estate is the only hedge you can actually live in! 🤣😉

The designer of the new $640,000 first electric Ferrari is the same guy who designed the computer I am writing this on.....Apple's Jony Ive! Of course, while we were about to celebrate the impact EV's might have on making homes close to roads quieter, Ferrari's LUCE engine roar, so critical to Ferraris, can be provided by what the company calls an “external amplification system” that pumps the natural sound of the electric axles out to the street. It can also be turned on in the cabin for driving feedback in “performance mode.” What is the #1 complaint on NYC's 311 hotline? Noise...... (WSJ)
Did You Know? A year ago this week in 1995, 31 years ago, Microsoft CEO Bill Gates issued his famous "Internet Tidal Wave" memo, declaring the internet the "most important single development" since the IBM PC. More recently, Bill Gates said:
"Of all the things humans have ever created, AI will change society the most.”
