The Housing Market Remains “Paused” but Is Showing Signs of Improvement

Good morning,

 

The housing market remains “paused" but is showing signs of improvement. The Home Purchase Sentiment Index, for example, reached a six-month high in May, reflecting improved consumer sentiment towards buying and selling homes. But there is still activity in Emerald Bay and Laguna. There is buyer interest but at the moment buyers are not pulling the trigger.

Quantum computing is reaching an inflection point according to Nvidia. Quantum computers are machines that use the laws of quantum mechanics to solve problems too complex for classical computers, which store information in bits (ones and zeroes), using quantum bits, or “qubits,” which can be zero, one or something in between — the aim being to process much larger volumes of data to facilitate breakthroughs in areas like medicine, science and finance. Did You Know?

In 2024, just under 11% of all homes sold in the U.S. came from real estate investors, the highest share in the data's history going back to 2001, according to the latest Realtor.com Investor Report released this week. The median sale amount for investor properties was about $330,000. Investor home sales ticked up by 5.2% year over year in 2024, outpacing the increase in investor buyer activity. ....or roughly 509,000 properties, fewer than in 2021 and 2022, but significantly higher than pre-pandemic levels. Did You Know?

Uber plans to launch trials of fully driverless rides in the U.K. via a partnership with AI startup Wayve, starting in spring 2026. The pilot will be Uber’s first foray into so-called “Level 4” autonomous driving, which doesn’t require a safety driver to be present. How will UBER drivers respond to being replaced by AI? Did BREXIT succeed or fail? There is strong evidence that Brexit negatively impacted the UK's economy. Economists generally agree that it has reduced real per capita income in the long term and caused a decline in trade and investment. The Office for Budget Responsibility estimated a 4% reduction in the level of UK productivity by the end of the 2020s. Brexit has led to a decline in both UK exports and imports to and from the EU, a 15% reduction in trade intensity. Brexit-related uncertainty discouraged foreign direct investment and slowed down business investment. Small UK firms appear to have been more adversely affected than larger ones. The end of free movement caused labor shortages in certain sectors, particularly transport, hospitality, and retail. Brexit imposed structural constraints on productivity, such as increased business costs and trade inefficiencies. Independence to make trade deals, control worker visas and migration, and tax laws have had mixed results, some good some not-so-good. (BBC)

High tech may resolve the world's #1 shortage....energy: and the solution may lie in a magnet 'that changes history'. Proxima is seeking to build a device called a stellarator that it believes is the most viable route to commercial fusion power, an alternative to the more common tokamak pioneered by Soviet scientists in the 1950s. Both devices use huge magnets to suspend a floating mass of hydrogen plasma as it is heated to extreme temperatures so the atomic nuclei fuse, releasing massive amounts of energy. The twisted structure of the stellarator is more complicated to build, but should produce a more stable plasma that Proxima says makes it better suited to a power plant.  (FT)
