Right now we've got six homes on the market in Emerald Bay, ranging from $5.65M to $36.5M — and only two of them sit on the non-ocean side. The rest? Ocean side, ocean side, ocean side. Oceanside properties have been the story of 2026: eleven sales year to date (three of them off-market), with 8 on the ocean side and 6 on the non-ocean side. Sales prices spanned $6.95M all the way up to $110M, and buyers overwhelmingly chasing the water. Which is exactly what makes my listing at 2 Emerald Bay — $5.65M — look like such a smart play right now. A couple of new properties are about to hit the market, and I've got several off-market opportunities in my back pocket too. The rest of the year is shaping up to be interesting. I'm staying busy with some possible transactions at the moment — wink, wink. |

Did You Know? Reverse the river? Could desalination be the solution to water shortages? Already, places like San Diego and Santa Barbara use highly effective desalination/reverse osmosis plants, taking water from the ocean. Kuwait, Qatar, Oman, Israel, the UAE, and Jordan get most of their water supply from desalination already. There are roughly 22,000 operational desalination plants, located across 177 countries, which generate an estimated 95 million cubic meters per day of fresh water to over 300 million people daily.
Did You Know? American Housing Corp. is a vertically integrated real estate developer and manufacturing company that aims to construct pre-built “townhomes” in desirable urban neighborhoods across the US with one tenth of the labor force. The factory-made components—such as pre-wired insulated wall panels, floors, stairs, roofing—are designed to be flat-packed in shipping containers and trucked to worksites where they are fitted together like Legosets to form three-story row houses. They claim they can build housing at 30% to 50% of a conventional homebuilder’s cost. The structure of a home is significantly simpler than electronics, cars, airplanes, etc, yet everything is built by hand on site. The primary components are basically two structural skins with foam in the middle. Magnesium oxide board is a hard material that's reinforced with fiberglass with Class-A fire rating. Combined with the foam, it has really good acoustic properties and thermal properties. Cold-form steel product is used for the floor system, instead of lumber. Then, magnesium oxide panels are used for the subfloor and ceiling. Rivets (which) are more common in aerospace and automotive are used instead of screws to hold everything together. Maybe some don’t think this is applicable in Southern California or even in Emerald Bay….. but I think this is sooooo cool!
Did You Know? Water levels in Lake Powell, along the Utah-Arizona border, fell to a record low on Saturday. Lake Mead, the larger of the two and farthest downstream on the Colorado River, dropped to its lowest recorded point a week earlier. The combined reservoir system, an essential water source for cities and farms across Arizona, Nevada, and Southern California, has not held so little water since 1957, before Lake Powell was filled. The past 25 years may be the worst dry spell for the Southwest in at least 1,200 years. Multiple rivers in Europe are experiencing the effects of drought and excessive heat, causing supply chain disruptions, nuclear power plant shutdowns, and growing transportation costs. While Phoenix city proper's population has grown from about 650,000 fifty years ago to over 1.65 million today, daily water use-per-person dropped from roughly 200 gallons down to about 92 gallons.
