Good morning,
As we head into the second half of 2025, the economy continues to show signs of strength. Job growth in June outpaced expectations, reinforcing stability across key sectors and supporting continued interest in residential real estate.
Consumer confidence in housing is also on the rise. According to a recent national survey, 28% of respondents said they believe now is a good time to buy—a noticeable increase from the prior month and the highest level in over two years. While affordability and pricing remain top concerns for many buyers, demand remains steady, especially in coastal and lifestyle-driven markets.
Locally, I am hoping the Emerald Bay market will be showing renewed activity. Inventory has reduced slightly, with nine homes currently listed and a number of quiet conversations taking place off-market. Pricing continues to reflect the long-term value of owning in Emerald Bay, where limited supply and strong homeowner retention have historically kept turnover low.
As always, market dynamics here move independently of broader headlines. If you’re considering a move in or out of Emerald Bay, now may be a good time to reassess your position and strategy.

Businesses, households and financial markets are locked in an elaborate game of wait-and-see. Companies stocked up heavily early in the year in anticipation of tariffs. They did so by enough to drag measured GDP growth into the red in the first quarter of 2025, as a surge of imports distorted the numbers. Tariffs that were supposed to kick in today have been delayed till August 1 to allow for more time to negotiate trade deals. US copper prices soared to a record early this week after a 50% tariff on copper was initiated in the latest escalation of the US trade war. A typical single-family home in the US uses about 439 pounds of copper, in wiring, plumbing, appliances, gutters, roofing flashing and hardware. Building construction is a major consumer of copper, accounting for nearly 50% of all copper usage. Hopefully this is a temporary surge. US copper prices are up 36% so far this year. (FT)
