Good morning,


As we move into fall, I’ve been taking a closer look at the choices available in Emerald Bay and what they mean for buyers and homeowners. There are currently six homes on the market, with asking prices ranging from $5.295 million to $36.5 million. That range reflects the individuality of our community, where each property offers a different combination of space, setting, and character.


When I think about what makes Emerald Bay special, I always come back to the life people build here. The beach, time spent outdoors, and familiar faces around the neighborhood become part of an everyday routine. I believe that sense of connection is one of the most meaningful things I can share with someone considering making this community home.

The top 0.1% wealthiest Americans (137,000 households)have seen their total wealth more than double since the end of 2019, gaining a total of $14.5 trillion in wealth over that period, with most of that—about $10 trillion—coming from gains in stocks and mutual funds. The average wealth for a household in this group is more than $200 million. As of 2022, the minimum for the top 0.1% was $45.8 million. In the top 0.1% by wealth, 37% earn most of their income from businesses, and 26% derive it from capital gains.  The 0.1% now control about $28 trillion, or about 15% of the nation’s total wealth, (WSJ)

Medium-sized data centers consume about 110 million gallons per year, which matches the annual indoor water use of roughly 1,000 households. An acre of avocado trees consumes 975,000 to 1,95 million gallons each year. California has approximately 50,000 acres of land dedicated to growing avocados.....combined their water consumption matches the annual water use of 454,000 households.....something to ponder perhaps next time you are eating your avocado toast scrolling on CHAT GPT……

G-wagon owners are breathing a sigh of relief: the federal government will require an average of 34.5 miles a gallon for vehicles by model year 2031, down from the 50.4 miles per gallon standard set by the prior administration.

Are Older Americans and baby Boomers far wealthier today than in 1990? Or has the VOLUME of older Americans grown more? Today those aged 55 and older own 73% of all US wealth compared to 56.4% in 1990.......BUT........in 1990 the 55+ population represented 19% of the total US population: today that number is....30.9%....or 115% higher!


Why Are Mortgage Rates Rising?

The Fed controls short-term rates, but mortgage rates follow the bond market, which is worried about inflation and government borrowing.


According to the Wall Street Journal, the six main reasons are:

  1. Tariffs 
  2. Higher oil prices from the war with Iran 
  3. A smaller labor force 
  4. Tax cuts 
  5. More spending 
  6. Pressure on the Fed to cut rates while inflation was still hot

How CEO Pay Stacked Up

Ranked: America’s Highest-Paid CEOs in 2025


America’s highest-paid CEOs received some extraordinary compensation packages in 2025, driven largely by major equity awards.


And who was the largest donor to non profits or education of the crew, you ask? 


Hock Tan of Broadcom (#7) stands out. He and his then-wife, K. Lisa Yang, have given at least $82 million to universities, mostly for autism and disability research. Two of their three children have autism. The gifts include:


  • $10 million to Cornell for an employment and disability institute
  • $20 million (2017) and $28 million (2020) to MIT for research centers on autism and brain disorders
  • $20 million to Harvard Medical School for autism research
  • $4 million to MIT for an engineering professorship


Lisa Yang has kept giving large amounts on her own since then and was named to TIME's 2025 list of the 100 most influential people in philanthropy.

Tim Cook of Apple (#20) is worth a mention. He has said he plans to give away his fortune, and he regularly donates Apple stock worth millions to charities he doesn't name.
