Good morning,
As we move into fall, I’m seeing a market that continues to reward patience, preparation, and a clear understanding of value. Buyers remain interested, but they are being selective and taking the time to find the right home rather than feeling pressured to make a quick decision.
I’m also seeing that the homes generating the strongest response are those that are positioned thoughtfully from the start. Pricing matters, but so do presentation, condition, privacy, views, and the overall experience a property offers. In a community where no two homes are truly alike, I believe those details are far more meaningful than a broad market statistic or price-per-square-foot comparison.
I stay closely connected to both the activity we see publicly and the conversations happening privately. That perspective allows me to look beyond the numbers and provide a more complete picture of where your home may stand today.
If you’re curious about your property’s current value or what I’m seeing from buyers, I’m always happy to have a personal and candid conversation. |

SWS? Yup, Sudden wealth syndrome is a non-clinical psychological condition and identity crisis that describes the emotional and mental stress people experience after an unexpected, rapid increase in wealth. Common Symptoms include Isolation and Paranoia, Guilt and Shame, Decision Paralysis, Reckless or Defensive Behaviors, and Physical Stress. The best solution? Buy a beautiful home!

There is no forecast that predicts a 3% mortgage rate in the next 5 years. However, who saw such low home loan rates on the horizon in 2007 when rates were about where they are now? Things like the Great Recession and a global pandemic are rarely on the radar, and such drastic events are what it takes to move mortgage rates into the cellar. (YAHOO)

Why do some states have more data centers than others, besides electricity and water supply and land? Ohio’s effective tax rate on data centers was 1.2% as of the end of 2025, the lowest of 15 states analyzed by the Quantitative Economics and Statistics team at accounting firm EY. California, at the other end of the scale, had an effective tax rate of 16.9%. |

Amazing Moments at the US Open |
These are the moments that remind us why we love sports. There can only be one winner, but both players leave everything they have on the court. The competition may be intense, but at the end of the day, there is still respect between two athletes who understand exactly what the other has just gone through. |

After a fierce four hour battle at the U.S. Open final, Sascha Zverev and Ben Shelton met at the net and hugged it out. But what moved me happened next. Both men are coached by their fathers, and each went over to the other’s father to offer a hug and congratulations. |
