What Emerald Bay Buyers Value

This year’s sales reveal the power of precise pricing, irreplaceable locations, and opportunities that never reach the open market.

October 31, 2026

Good morning,

Happy Halloween!

Here’s what this year’s numbers told me, loud and clear: buyers in Emerald Bay are buying homes that are priced right from day one. The homes that sold within a month got about 97% of their asking price. The ones that sat for more than 100 days got about 78% on average. Overpricing doesn’t leave room to negotiate. It costs you real money.

Land and location beat square footage. The highest price per square foot (apart from 20 EB) went to older, smaller homes. 9 Emerald Bay (built in 1935, 2,341 sq ft) sold at about $7,260 per square foot, and 74 Emerald Bay (built in 1954, 1,874 sq ft) at about $7,070 but needs work. Meanwhile 78 Emerald Bay, built in 2007 with 3,762 sq ft, sold at about $2,390. Buyers are paying for the lot and the setting, not the house. Buyers are paying for properties that check their boxes. That’s a strong message for owners of older cottages who assume they need to remodel before selling.

Not every Emerald Bay sale ever hits the open market. Three of this year’s sales, including the record-setting $110 million sale at 20 Emerald Bay, changed hands quietly with zero days on market, and together they make up more than half of the year’s $228 million in sales volume. Some of the best opportunities in the Bay never make it online, which is exactly why it pays to be connected to someone who hears about them first.

Information + Updates

Did You Know?

Tens of thousands of homeowners have adjustable-rate mortgages from years ago that are now resetting, increasing their monthly payments by hundreds or even thousands of dollars, with mortgage rates at their highest point in 3 years. The good news? Inflation has eroded the value of money: $2,000 10 years ago has the purchasing power of $2,800 today.... (WSJ)

Did You Know?

Big stock price corrections overnight on Wall Street saw Intel dropping 25%, Google dropping 10%, Amazon 7% ......and the 10-Year treasury dropping too ....now well below 5%, now around 4.925%......less robust stock market, lower mortgage rates?

Did You Know?

Anthropic CEO Dario Amodei plans to give away 80% of his wealth to charity, starting with an unusual gift of stock.  In its filing, Anthropic says the company co-founders have each pledged to dedicate 80% of their personal equity in Anthropic to philanthropic causes. Maybe a wealth tax is unnecessary if others follow suit AND are met with sensible government spending that actually delivers?

Did You Know?

Roughly 330,000 to 340,000 US individuals are turning 65 years old per month.... as our lifespans expand, some countries are revising their retirement age benefits: retirement age in Denmark depends on your birth year, as the age is linked to life expectancy and increases gradually: currently the state pension age is 67 years old. In 2030, the age rises to 68 years old for those born in 1963 or later.  In 2035: The age rises to 69 years old for those born in 1967 or later. In 2040 and later: The age reaches 70 years old (for those born after December 31, 1970).  To receive a full state pension, you generally need to have lived in Denmark for at least 90% of the time from age 15 to your public retirement age.

Lemon Blueberry Salad

A bright and fruity green salad made with crisp baby arugula and spinach, sweet juicy blueberries, tangy creamy feta, toasted crunchy pecans, and a balanced sweet and tart lemon poppy seed dressing. It may likely become your new go-to summer salad!

Servings: 7

Ready in: 15 minutes

Prep: 15 minutes

INGREDIENTS

  • Salad
  • 5 oz. baby spinach
  • 5 oz. baby arugula
  • 2 cups fresh blueberries
  • 1 cup crumbled feta
  • 1 cup chopped toasted pecans
  • Lemon poppy seed dressing
  • 3 1/2 Tbsp fresh lemon juice
  • 2 tsp lemon zest
  • 1/3 cup olive oil
  • 1/3 cup whole plain Greek yogurt
  • 3 Tbsp honey
  • 2 tsp poppy seeds
  • 1/4 tsp salt

INSTRUCTIONS

  1. For the dressing: Whisk all dressing ingredients together and freeze for just 15 minutes to chill it quickly.
  2. For the salad: In a large salad bowl, layer together the spinach, arugula, blueberries, feta, and pecans.
  3. Whisk the salad dressing once more, then drizzle it over the salad (or over individual servings) and serve right away.

NOTES

  • Optional additions for salad: You can also include 1 diced avocado and/or 1/3 cup thinly sliced red onion.
  • This dressing doesn’t keep very well longer than the day it’s made; unfortunately, it tends to separate. I recommend keeping it in the fridge and serving it the day it’s prepared.

Marathon Milestone

Sawe Breaks Marathon Record With Sub 2h Time in London | ABC NEWS

  • A marathon is 26.2 miles, and most everyday runners finish in about 4 to 5 hours. The average is roughly 4½ hours, with men averaging a bit faster than women. Many first-timers and run/walkers take 5 to 6 hours or more.

  • Good amateur runners are often happy to finish under 3½ hours, and breaking 3 hours is a big milestone that only a small share of runners ever reach. Top professionals finish in a little over 2 hours.

  • That’s what makes Sawe’s 1:59:30 so astonishing. He averaged about 4 minutes 34 seconds per mile for all 26.2 miles. Most people couldn’t run a single mile at that speed, and he kept it up for two hours straight.

Steadfast Strides

Major daily fuel! Dave Obelkevich is going for his 50th consecutive NYC Marathon this year! He’s the only one to have finished every single five-borough NYC Marathon!! He was there with 2,000ish runners in 1976, Sunday he’ll be with 60,000!! His pace has slowed down over the years but he is grateful to keep finishing and loves all the people he’s been able to meet and learn from over the years!

“If you CAN run, keep on running. If you can only walk, keep on walking.” He also said no other marathon compares to NYC (he’s done 100+ total so…)
