Supply is expected to remain constrained due to limited new listings and low turnover within the community. Sellers with unique properties (e.g., proximity to the beach, panoramic views, newly constructed) are poised to benefit the most. The Emerald Bay market is set to remain robust, supported by limited supply, steady demand, and the timeless allure of our special spot. While buyers may face stiff competition, sellers are well-positioned to achieve favorable outcomes in 2025.

We have 5 homes currently on the market ranging from $8,695,000 - $22,500,000 with several off market opportunities. 

 

 

Super fun and time consuming exercise ….. I asked my title representative to send me the earliest recorded sales and YTD in Emerald Bay.  I wanted to analyze how many sales per year, what the price point was during that year and how many of these sales have families that still own property in our community. It was such a FUN exercise! 

 

There is sooo much pertinent information in these numbers and I can’t wait to hear from a number of you who will dissect this further than I have…… This correspondence is what I love about this newsletter.

 

****Please note that late 1980-2008ish, there were quite a few sales where the sales price was hidden so they are not included in these sales….. Similarly, there are some of the properties recorded in LLC’s and for the most part, I know who is the primary owner of the LLC but there are some that I do not know.
