Is Our Market Shifting?

Good morning,
Prospective homebuyers are beginning to enjoy some of the benefits of a shifting market. Rising rates have reduced buyer purchasing power, but rising inventories and reduced competitiveness means that buyers who remain in the market have a better shot at having their offer accepted than at any point since the pandemic began.
After more than two years of consistent year-over-year declines in the number of active listings available for sale, the inventory shortage has shown consistent signs of improving in recent weeks.
As the number of homes to choose from rises, homebuyers are finding the market less frenzied than at any point in the last two years. Buyers currently in the market should be encouraged by rising prospects of finding a home and having their offer accepted.
With that being said, the higher end market still enjoys a strong demand as higher net worth individuals can withstand the inflationary market today and are cash buyers.

Amazon is suing the Facebook administrators of more than 10,000 Facebook groups that allegedly brokered fake reviews. Fake reviews have become an increasing problem for Amazon as its 3rd-party marketplace has grown to amass millions of sellers. (CNBC)
Did you know? Here are a few easy steps to cool a house in scorching heat and reduce energy bills:
  1. Insulate the home thoroughly, and seal windows and doors that let in heat.
  2. Position shade trees that block out the harshest sunlight.
  3. Use indoor and outdoor blinds and shutters/canopies.
  4. Use fans. They can make you feel 3-4 degrees cooler.
  5. Cook outdoors and avoid running dryers at peak heat.
  6. Keep windows and doors shut tight.
  7. Use LED and fluorescent light bulbs that emit very little heat.

May-to-June Drop in 12 Years
Prices still are high, however, retreating only slightly from price records set from February through May. But price growth is slowing, with last month’s median up just 10.5% from a year ago. That’s the smallest year-over-year increase in 18 months.
