In what’s believed to be a first-of-its-kind program, L.A. city and county building officials will use artificial intelligence to assist with permitting for rebuilding after January’s wildfires. The software, donated by wildfire recovery foundations, aims to speed up a process already being criticized as moving too slowly. Disaster recovery and government technology experts said permitting was a good use of AI technology, but cautioned that human oversight was needed. (LA TIMES)

The new tax bill under consideration proposes a significant change to the State and Local Tax (SALT) deduction, particularly affecting high-income households. While the bill increases the SALT deduction cap from $10,000 to $30,000 for individuals earning up to $400,000, it introduces a phase-out mechanism that reduces the benefit for those with incomes above this threshold. The phase-out begins for couples earning over $400,000, gradually decreasing the SALT deduction cap as income rises..... meaning that higher-income households will receive a reduced benefit from the SALT deduction compared to those earning less. Households making $1 million or more annually would see their after-tax income rise by about 1.6%, or roughly $35,000, due to the SALT cap repeal.

Annual US inflation rate hit 2.3% in April, less than expected: The consumer price index was expected to increase 0.2% in April for a 2.4% annual inflation rate. Should the FED lower rates? Inflation hit 9.1% in June 2022 as global inflation spiked, plummeted to 2.4% by September 2024 and then moved up to 3% in January. An April report from The Budget Lab at Yale estimates tariffs will contribute to a 2.6% increase in food costs in the short-run, with fresh produce initially 5.4% more expensive. Lowered oil prices with OPEC's recent production increases and government enforced price controls on drugs could offset this. (CNBC)

On this day in 1846, just 179 years ago, the U.S. Congress voted by majority in favor of President Polk’s request to declare war on Mexico in a dispute over Texas. After nearly 2 years, peace was established by the Treaty of Guadalupe Hidalgo, in 1848. The Rio Grande was made the southern boundary of Texas, and California and New Mexico were ceded to the US. In return, the US paid Mexico $15 million and agreed to settle all claims of U.S. citizens against Mexico, possibly the best real estate deal in US history? Texas' GDP is over $2.7 trillion while Mexico's is about $1.8 trillion with a population 4X larger.

Price was always a hindrance, but now many US EV's start around $35k. Multi-billion-dollar federal tax breaks are about to end just as many more lower priced EV options become available. The minimalist Slate Truck, (around $20,000) enters production in 2026 in Michigan with only 2 seats and a bed big enough to hold a sheet of plywood.
