Although the market remains far from cool, things have are dialing back from the ferocious tempo between supply and demand to a more normal tempo. However, with that being said, Emerald Bay has by far the lowest number of homes for sale since I can remember.

Did You Know? Blackstone sells Cosmopolitan Casino And Hotel For $5.65 Billion. To paraphrase the immortal words of Kenny Rogers: You gotta know when to hold ‘em, know when to fold ‘em, know when to walk away...and know when to sell your 3,000-room hotel, casino, nightclub, and resort for billions of dollars. Blackstone first acquired the resort in 2014 for $1.8 billion, and has since upped the ante with an additional $500 million spent on renovations and upgrades. Now, seven years later, the gamble has paid off. The company scored a $4.1 billion profit (including cash flow) (WSJ).
 
Did You Know? Important news from DC this week indicates a positive outlook for 1031 exchanges to survive in their current form. The House of Representatives Ways and Means Committee advanced a reconciliation bill that did not include any changes to 1031, or several of the other tax reform proposals that had been floated earlier in the year which would have affected real estate investors.

Gordeev has ambitions to transform his company, now worth about $13 billion, into a global leader in modular housing that can build towering apartment blocks in weeks and establish a platform that makes buying and renting apartments more like shopping for groceries online.

Emerald Bay’s Norm and Susie Meager
 
We all remember Norm and Susie tooling about the bay with their two golden retrievers and their darling golf cart but there is a lot I did not know about Norm and Susie.
 
Norm and Susie Meager have been staples of the Emerald Bay Community.  In representing their family home at 28 Emerald Bay, it has been so much fun to learn about this amazing couple and I thought I would share their story with you.
 
In 1950 Norm Meager had one of the original haberdasheries. Norm Meager’s Store for Men first opened in 1950 in Lakewood, CA
 
In 1972 Norm and Susie met the Clarks (827 EB) in Hawaii. They became very dear friends. The Clarks introduced the Meagers to Emerald Bay.
 
In 1972 The Meagers moved to Emerald Bay and it is believed that they had the first golf Cart in Emerald Bay…. thank you Meagers!
 
Throughout the years I have heard about “The Emerald Bay Gaming Commission” (It’s not what you think😜), I asked the family more about it. Check it out…. we need to bring this back!!!!! Thank you Meg Bond for this amazing story!
 
My parents were BIG game players. They excelled at golf (my dad’s handicap was a 5 at one time!) My oldest brother, Kent, was Junior Champion at Virginia Country Club in Long Beach, where we grew up. My mom and I won a golf tournament together there when I was 12) and they were both ace tennis players all their lives. My parents were in many winning Tennis Calcuttas in Emerald Bay throughout the years. When my mother and I joined the John Wayne Tennis Club in the early 70’s, they considered her the Prima Ballerina of tennis there! 
 
What my parents especially loved was Gin Rummy. Each weekend on the beach just below their home at 28 Emerald Bay, the Emerald Bay Gaming Commission (which they named and started) was in full swing! They would play 'Captain and Crew' where one person was the Captain and played there against every other person in their group on the beach until the Captain lost, then another Captain would take over. There was so much heated betting going on that members of the E.B.G.C. reported their tennis, golf, backgammon, etc., scores back to my parents weekly who kept a tally on everyones betting. Everyone called them Nick and Nickess after the Las Vegas betting guru, Nick the Greek. 
 
My parents put on NUMEROUS Brunches down on the beach on Sunday mornings with their E.B.G.C crew. The egg frying pan (which is still in our garage today) was 3 feet in diameter! My dad was famous for his beach Ramos Fizzes! He would attach a VERY LONG extension cord from our house down to the beach in order to handle the blender on the beach! Their friends came from all over the Bay for these wonderful mornings!
